I would say some minor issues.
Plumbing issues, noise issues, and pests.
The main problem is getting landlords to fix things that are broken, especially when for whatever reason (usually money) they just don't want to.
Landlord doesn't want to do repairs, strict rules on times of day.
Maintenance not happening or taking too long. Constantly raising rent when its not needed an no improvements to apartments or property.
Having pests, having insufficient hot water, and a lot of wear and tear.
When I was renting, I had an issue with the laundry room because we had to buy tokens from a handyman who lived in the building and he wasn't always available. I also had to deal with mold removal, bed bugs, and I had my bike stolen from the storage unit.
The last place that I rented at switched our lease from a year to month to month. They did that so they could legally send us an eviction notice as they wanted to sell the house. Fun times.
Noisy neighbors, cracked tiles and walls, bugs, water issues.
I found the biggest problem to be the maintenance of the rooms and dealing with the landlords. It can become a headache extremely quickly.
I think that the biggest issues have been with replacing light bulbs, repairing small holes in the walls, and just generally issues with cleaning the apartment and getting everything ready to move out.

while renting the situation that encountered were inside of an apartment building the neighbors being too loud the walls to thin call mom moving out I would say getting help being able to move altogether but the landlord not being attentive and addressing major issues like water literally going into the home would shut off and not come back on for hours all the time right in the middle of a shower it was daily and they never fixed it and gave a hard time getting out of the lease
I have encountered maintenance issues such as needing plumbing repaired.
I have experienced issues with access to the home. Since I have dogs, I need to be there for the scheduled maintenance (toilet upgrade, LED light installments, etc.). Since this is often done in large time blocks, I miss a lot of work but I can't risk my dogs being let out. I find the repair work to be a little sloppy and often not using the highest quality materials. When upgrades are made, they are not optional. I was forced to begin using an electronic entry system instead of a key to my front door which makes me nervous about accessibility and errors in the system.I have to put in repair requests and a response can often take quite a while.
The overall process of trying to rent from the start especially the requirements for not only the rental application, but the renting contract and the conditions of the property are often too outrageous to consider.
being responsible for all plumbing. even if the problem happened because of previous renters. owner not fixing things properly and taking the cheap way out. having "upgrades" done without my input, that actually make things look uglier. no deposit back at all. a major leak from the upstairs shower into my downstairs kitchen cabinets for almost a year. not repainting the apt after their stove malfunctioned and almost burned down the apt. the entire town house was covered in soot and they wouldnt even give me paint.
Issues that I have encountered while renting has been the lack of maintenance of the home that I am currently reside in. I have told the landlord several times of the last couple of months about the issue I have with the plumbing and water leaking from the ceiling. Landlord continues to say he would send someone over to fix the issues however he will always have an excuse such as he forgot about it,act like I never told him about the issues,complain to me about me telling him the issues I am having from the plumbing and water leaking from the ceiling.
I've had a lot of issues with my water pipes leaking and my landlord not wanting to fix it.
Getting the landlord/maintenance to do anything requested, annoying neighbors, water heater not working (often), climate control (heat) when it gets really cold.

In my current rental house, which I have been at for over 4 years. I can say that there are 0 issues or problem situations. We have a great landlord who takes care of the house should any issues arise, and it is done in a timely manner.
i have a step that needs to be re-done along with a bannister that needs to be desperately replaced. i have let my landlord know several times and yet neither of these have been completed or replaced though.
Need for landlord to come in and fix the kitchen faucet while I'm at work - but my skittish cat would be there. I had to figure out how to lock her away from the kitchen so the landlord could come in without scaring her.

We are paying $1850 a month for rent on a 3 bedroom 2 bathroom home. The house has not been updated since it was built in the 1990's. There have been maintenance issues I have fixed more out of convenience. The yard is difficult to maintain due to the excessive amounts of foliage. It would cost a considerable amount of money to move out currently than it would to stay where we are at. We feel trapped. This house shouldn't be rented out for more than $1500 at most (our beginning rent).

UGG! I live in South Florida and it stays hot most of the year. When the air conditioning goes out, it always happens on a Friday afternoon. The landlord can never get it fixed before Monday. Last year, my neighbor found termite dust and they units were tented and I had to go to a motel for 4 days at my expense.
I have experienced issues with the appliances and have had to have the owner replace something.
I have encountered several problems, for example:1. houses and apartments do not have space to store things.2. They don't have a closed garage and I have to park the car outdoors.3. The parking lot does not connect to the apartment and I have to carry anything I buy to the house.
I had issue with a leaking gas stove that was addressed until gas company came and shut it off and red tagged the stove that was leaking to finally be ankowledged by owner and get replaced.
I have had plumbing problems, and trouble getting landlords to fix. Also I have had bad neighbors, difficult to have in apartment and living in close proximity
Noise issues, cleanliness issues are common. Trash problems like overflowing dumpsters or trash where it shouldn't be. Landscape issues.
Poor response time to maintenance requests; raising rent prices annually; HOA increases, etc.
The maintenance crew doesn't know how to do the work. There needs to be updated fixtures such as windows and cabinets.

There was a time when renting an apartment something happened to the toilet and needed to be fixed or replaced but landlady sent a neighbor to DIY sort of instead of sending a professional person to properly fix/replace. So this older man had to come multiple times to figure out how to fix and what to use, it took him several days and a few tries. It was annoying.
A leak in my bedroom ceiling. No matter how many times maintenance "repaired" it, it would start leaking again after a couple days.
I have dealt with the landlord not really caring about the renters well being. For instance, there could be a leak, but the landlord would not make it a priority to fix the leak.
The main plumbing lines under the bathroom have gotten stopped up once or twice. And the landlord had to have trees cleared away from the building so they wouldn't fall on it.
The most prominent thing I've encountered that is a serious problem is black mold. It's usually in the bathrooms behind the walls and landlords try to avoid dealing with it because it requires tearing out the whole wall to fix.
The tricky line between DIY or asking the landlord for maintenance issues is massive. It's hard to know when I'm being lazy or exercising my rights. I hate it.
Right now, avoiding the landlord to make minor improvements as we are paying way under the market value and if the rent raises more it would make us have to move. So we are not trying to being bothersome and trying to do minor repairs ourselves.
The biggest issue that I have encountered is the slowness to get things fixed once they are reported as being broken. Usually they are smaller things, but still it's a pain to have them not working or not working correctly. Haven't really had a ton of issues with move outs or security deposits being returned.
water heater needing replacement due to age, happened in 2 different places. Garbage disposal breaking due to age. AC leaks and needs constant repair. Harassing landlord that would scream at her family and you could hear her down the block.
I've had noisy neighbors that ruined my sleep. I had the water go out for more than a day.
